Many roof leaks start at one part that wore out before the shingles around it: a cracked pipe boot, loose flashing, a few wind-lifted shingles or failed sealant around a vent. When the deck under that spot is still solid, a targeted repair is usually the right first step. Black Crown Construction repairs residential roofs across the Tulsa metro and Oklahoma City.
Where do roof leaks usually start?
- Rubber pipe boots around plumbing vents that crack in sun and cold
- Flashing where the roof meets a chimney, wall or skylight
- Shingles lifted, creased or torn off by wind
- Sealant around vents, fans and other roof penetrations
- Valleys, where two roof planes carry water to the same line
Water rarely drips straight down from where it gets in. It can run along the deck or a rafter before it reaches a ceiling, so a good diagnosis names the entry point, not just the stain.
What to do when your roof is leaking
The state's storm guidance recommends covering leaking roofs and other openings, taking photos or videos of the damage, and saving receipts for temporary repairs. Inside, move valuables away from the drip and catch the water. Stay off the roof, especially when it is wet. Oklahoma City's re-roofing FAQ says the city prefers that repair work start right away so no further damage occurs.
Is it the roof or something else?
Not every ceiling stain is a roof leak. A stain under a bathroom or near an air-conditioning unit can come from plumbing or a condensate line. If the attic deck above the stain stays dry through a hard rain, call a plumber or HVAC technician first. From the attic hatch, look for daylight through the boards, damp insulation or dark stains on the wood.
When a repair is not enough
A patch only holds if the roof around it still has life in it. Brittle shingles across the whole roof, soft decking, or leaks that keep showing up in new places point toward replacement. Oklahoma's 2026 code also bars new asphalt shingles over existing asphalt shingles, so a full re-roof now starts with a tear-off.
Permits for repairs
In Oklahoma City, the re-roofing checklist requires a permit for a patch only when the area of repair or replacement exceeds 500 square feet. In Tulsa-area cities, ask your city's permit office.

Frequently asked questions
Can a roof leak be fixed without replacing the roof?
Often, yes. If the leak comes from one part, such as a pipe boot or flashing, and the deck around it is firm, a repair can stop it. Widespread wear or soft decking is a sign the roof needs replacing.
What should I do first when my roof leaks?
Move belongings away from the water, catch the drip, take photos and keep receipts for any temporary repairs. Stay off a wet roof and have a roofer find the entry point.
Do I need a permit for a roof repair in Oklahoma City?
Only when the area of repair or replacement exceeds 500 square feet, according to the city's re-roofing checklist. Larger jobs need the re-roofing permit.
How do I know if a stain is from the roof?
Check the attic above the stain after rain. Wet wood or insulation points to the roof. A dry attic points to plumbing, a condensate line or another source.
